The compromise wins the approval of the long -term ocean warehouse – San Diego Union -Tribune

A compromise has earned the unanimous approval of the Oceanide planning commission on Monday with regard to a plan that residents have been fighting for more than two years to build warehouses near the city airport.

Instead of the 56 heavy truck loading quays requested, the RPG commercial real estate developer has agreed to build a maximum of 34 platforms for the four buildings offered in what is called the Eddie Jones project. Last year, RPG asked up to 112 quays of trucks.

Buildings and offices totaling nearly 500,000 square feet will be built on 32 acres along Eddie Jones in northern road 76 of the State between the airport and the San Luis Rey river. Most opponents of the project live north of the river. The only access to their homes and warehouses comes from the Benet and Foussat roads, which both connect to Route 76.

The Ocean Kamp project is also planned for SR-76 traffic near the airport.

About 35 people talked about the warehouse proposal at the meeting on Monday, most of them who asked the committee to refuse the project. Dee Keck, leader of a group called Oceanside Speaks, presented a petition which, according to her, had the signatures of 5,458 people throughout the city who oppose the warehouse.

“The theme of the night is to say no no,” said Keck.

She asked the Commission to reject RPG requests, which included a conditional use permit for the project.

“We are not satisfied,” Keck said on Tuesday after the vote. “Their modification of the cup by limiting truck berries according to the number of buildings is not relevant. The limits are on the number of trucks. »»

Buildings will have up to 46 other areas where light trucks, vans and other vehicles can be loaded in addition to the large truck loading docks, according to city staff.

Volunteers plan to appeal the decision of the Oceanside Municipal Council, said Keck.

Traffic, noise, dangers and environmental concerns are among the many problems raised.

“This project is a monstrosity in the name of economic development,” said Stacy Jackson, who lives at a few pies of houses. She said that warehouses will ruin its quality of life, the decline in the values ​​of properties and will make it more difficult to leave the neighborhood in a forest fire or another emergency.

Another frequent complaint was that no tenant was announced for buildings.

RPG president Adam Robinson said the company built all of its projects on SPEC and that it is too early to find out who the tenants could be.

The number of bays of trucks required depends on the tenant’s activities, said Robinson. Under the compromise reached Monday, the number of bays can vary between buildings as long as the total remains less than 56.

If future tenants need more than that, any increase should be approved by the planning committee.

RPG also rents industrial space in Carlsbad, Vista, Escondido and San Diego.

City officials as well as the developer said that traffic and all the relevant questions have been examined and that the good of the project prevails over the bad.

The site has been zoned for industrial activities since the 1960s, long before the construction of neighboring houses. For about 50 years, it houses the company Deutsch which made electronic parts for the defense industry.

Dangerous materials remain in the soil on the ownership of previous industrial uses and will have to be deleted at a cost for the developer who was up to 5 million dollars, said a company spokesperson.

Sanitation of the soil should take several months, then construction should last approximately a year, officials said.
