San Jose – More than 400 affordable houses could have germinated on a San Jose site, now occupied by small retail buildings that would be in Bulldozer to open the way to housing, files in file at the City Hall Show.
The housing project of 474 units should only consist of affordable apartments, according to a preliminary proposal of files with planners of the city of San Jose.
The development of six floors would be built on South Bascom avenue near the Interstate 280 and the Santa Clara Valley Medical Center, according to planning documents.
This development plan is one of the latest affordable development proposals in the file at the town hall of San Jose.
Also in progress, a project that plans to develop 780 affordable residences in the North San Jose Alviso district on an empty ground near the Topgolf entertainment and sport room.
As for the site of avenue South Bascom in San Jose, the name of a project developer was not disclosed in the preliminary planning documents.
Three of the four plots where development could occur belong to a trust led by John M. Filice Jr. de Gilroy, according to documents in the office of the Santa Clara County assessor. One of the four plots belongs to an entity that John Filice Jr. de Gilroy manages, according to the county files.
The plots have addresses of 1099, 1101, 1145 and 1155 South Bascom avenue.
The proposed development should include 191 parking spaces and 457 bicycle stands, according to project plans.
The project site currently includes a round table pizza restaurant. The property also contains a building which was once occupied by Kelly-More Pains, a paint retailer who suddenly ceased operations in January 2024.
The property is a zoned urban village and is located in the plan of the urban village of Bascom South.
The demand indicated that the project promoter would seek to apply the provisions of the Californian density bonus law which would allow the developer to reduce or eliminate commercial requirements and give up project design standards.
