Airbnb animator Matthew Bassuener has a football sanctuary in Green Bay, Wisconsin.
His unpretentious Ranch -style house – 10 minutes walk from Lambeau Field, home of the NFL packers – is decorated with an oversized wall of a vintage football match and souvenirs of Bassuener’s time as an arena football player.
When the NFL announced that its annual project would be in Green Bay, Bassuener was ecstatic. After examining the projections of the tools that Airbnb hosts use to determine the prices, he listed his Airbnb with two bedrooms and two bathrooms for $ 5,000 per night for the three -day event. A group reserved it last July. For a typical game of packers, Bassuener will obtain about $ 1,200 per night.
In January, however, the group canceled, obtaining a full refund. Bassuener slowly reduced its prices until a new group reserved for $ 2,250 for the whole weekend.
“It was really painful,” Bassuener told Business Insider. “There are other hosts who rush to get what they wanted.”

On April 24, the NFL draft started in Green Bay, with around 250,000 visitors descending into the city, according to ESPN. Some Airbnb hosts told Business Insider that they should adjust their initial expectations from top to bottom and considerably reduce nighttime prices to obtain reservations.
Hosts overall, however, still see more important than normal payments. Airbnb and VRBO hosts in Green Bay should see an increase of 846% of income from the same period in 2024, according to the first data of the Ardna short -term analysis site. The hosts told Bi that they just hoped that their personal earnings would be even more important.
Short -term rental hosts often capitalize on the main local sporting events and concerts, increasing prices around dates when more travelers arrive in town. You just have to ask the residents of Augusta, in Georgia, who rent their houses every year for the Master’s Week, some by doing enough during the annual golf tournament to pay the family vacation or cover their mortgage for the year.
The widespread use of short-term rental online rental platforms like Airbnb has created pop-up markets for large dollar reservations. In 2023, the first step in the ERA tour of Taylor Swift reported more than $ 27 million for Airbnbs and VRBOS In the United States, according to Airdna.
Before the Beyoncé Carter Carter tour, which starts next week, is looking for Airbnbs in Stops Houston and Atlanta increased by 620% and 400%, respectively, Airbnb told Axios in March.
Pinting hopes of profit at major events does not always bear fruit. Before the Super Bowl 2023 in Phoenix, Arizona, some hosts were disappointed by demand and reduced prices. The city recently had an increase in the offer, with 21,000 airbnbs and VRBO opening.
Other Green Bay hosts had to adjust their expectations
Nikki Engelbrecht, from Green Bay, has two airbnbs just outside the stadium: a five -bedroom room which she initially listed for $ 6,000 per night and a three -bedroom room which she initially listed at $ 4,000 per night. They ended up reserving $ 2,500 and $ 650 per night, respectively.
Engelbrecht blamed the inconsistent nature of short -term rentals in Green Bay for disconnection. For a weekend out of season, the prices of his rentals will oscillate about $ 250 per night, but were drawing up to $ 2,000 per night for a leading match.
“I think everyone has become really excited and thought, because it is the project, they could charge $ 10,000,” she told Bi.

Michael Friedman, CEO Simple Life Rentals, which oversees 150 short -term units in Wisconsin, said one of its houses directly in front of the Field Lambeau was rented at $ 3,200 per night for all the draft after being initially registered at $ 7,500.
Although he was disappointed, Friedman said he was still having hope. Because the draft of the NFL is free, unlike a typical play of packers, some fans of the region of neighboring cities like Detroit and Chicago could keep an eye on nighttime prices to make a spontaneous trip, he added.
“I talked to some people who said they were still waiting to see if the time will be decent,” said Friedman. “We always hope to get reservations at the last minute.”
